On Southern Ave. and Alma School Rd. sits an abandoned retail complex. Here is my Idea as to what the City of Mesa and developers can do with it.

They should keep the abandoned theatre and encourage a indie theatre owner to open up there, that would show indie and locally made films. It would include a microbrewery and cafe. The rest of the buildings would be demolished to make way for a movie studio and condos and penthouses. with its location nearby to the bank of America building, Fiesta Mall, MCC and Target as well as other retailers, this project would make financial sense for the city. It would be easy to give tours because of the ample parking space and bus lines that flow through there.
